HALF DAY WORKSHOP ON REAL ESTATE REGULATORY AUTHORITY ACT

On 16/3/2021 from 10.00 am to 1.00 pm BAI Southern Centre organised a half day workshop on “REAL ESTATE REGULATORY AUTHORITY ACT” at Padma Bhushan Dr.A.Ramakrishna Auditorium, BAI-SC premises, Plot No.A1, 1st Main Road, Industrial Estate, Opp. AIEMA, Ambattur, Chennai-600058 inviting Shri S.Selvakumar, Additional Director, Tamil Nadu Real Estate Regulatory Authority (TNRERA) who did his master degree in Town and Country planning, School of Architectural Planning in Anna University to address the gathering and to answer all the questions on TNRERA mandatory requirements as one stop solution for all our questions and Clarifications. Around 90 members were present.

The workshop started at 10.00 am with an introduction of Guest Speaker and the need of conducting such workshop by Mr. L.Shantha Kumar, Chairman. Chairman informed the participants about the importance of the workshop as ignorance of law is an offence and informed the participants to utilise the opportunity asking their doubts in Q & A session exclusively arranged after Tea Break as Mr. S.Selvakumar , Additional Director is the right person to clarify all our doubts.

Mr. Mu. Moahan, National President in his Chief Guest address, thanked the Chairman for organising the workshop. He welcomed Mr.S.Selvakumar, Additional Director, TNRERA, Bishma Mr.R.Radhakrishnan, Past National President, Chairman, Office Bearers and all Seniors. He also added that Builders Association of India is the first organisation welcomed the RERA as it is safe for both the consumer and promoter and we the Builders are strictly abiding with the Act. Since, many builders are not fully aware of the Act, at this point, it is very much essential to organise such workshop. He also requested the Additional Director that RERA to advise authorities concerned to issue completion certificate after completion of project within a specified period and if Completion certificate not issued within time frame the same to be considered deemed completion.

Bhishma Mr.R.Radhkrishnan, Past National President and Trustee, Builders’ Association of India in his key note address welcomed Mr.Mu.Moahan, National President, Mr. S.Selvakumar, Additional Director, TNRERA, Chairman, Southern Centre and other dignitaries on and off dais. He said that it is an important vital subject having so many doubts and problems being faced by the Promoters. He recalled that when Mr. Venkaiah Naidu, Hon’ble Vice President of India was the Minister for Urban Development told that RERA is absolutely essential on the consumer point of view to protect their interest. The consumer protection is most important in any civilised society so we the Builders wholeheartedly welcomed this Act. He also informed the Additional Director, TNRERA that when a promoter completed the project why he has to go to CMDA for completion certificate. This also should come under the purview of RERA. He requested Mr.Selvakumar to take up the point with TNRERA Chairman for issuing suitable guidelines to CMDA to issue timely completion Certificate.

Mr. S.Selvakumar, Additional Director, TNRERA explained through power point presentation the need for the Act as Real Estate Sector is 2nd largest Employer after Agriculture and around 80% are unskilled labour force next to Agriculture and totally an unregulated sector. He talk about the objectives, regulation and promotion of Real Estate Sector, Authority, functions of Authority, Salient features of Act, impact on consumers, mandatory requirements to be followed by Builders/Promoters, Post Registration with RERA, Benefits of the Act etc.

The workshop was very knowledgeable and the presentation on RERA Act and clarifying the doubts of our Members is really admirable and was very well received by our members. The information in his speech was informative and all the members appreciated and got benefitted from his reply on the subject. Mr. S.Selvakumar is kind enough to take a note on the practical problems being faced by the Builders/Promoters and assured that he will take up the points with appropriate authority for issuing necessary guidelines to set right the problems.

The Centre Chairman Mr. L.Shantha Kumar honoured the National President, Past National President with shawl and , Mr. S.Selvakumar, Additional Director TNRERA with Shawl, Gift & memento. The successful programme was ended with Vote of Thanks by our Centre Hon. Secretary Shri A.N. Balaji followed by lunch.
